Building, Plumbing, Roofing / Re-Roofing and Dumpster Permit applications for commercial and residential properties are available for download (above) or at Village Hall. Obtaining permits for any structural change is a New York State law and required by the Bellerose Village Code. Contact the Building Department at 516-354-1000 or by emailing the Building Department before making any changes to your property.
Building Department inspections protect owners from inferior workmanship and ensure the safety and security of structures. Providing permits and closing them via inspections facilitates obtaining home equity loans, mortgages, resale negotiations and optimum market values. Failure to comply with Village Code Chapter 68 can result in additional fees, fines, summonses and a Justice Court appearance.
Exterior alterations may require the approval of the Architectural Review Committee (ARC) for aesthetic purposes before a building permit can be issued. Other construction projects may require a hearing before the Board of Zoning Appeals (BZA) to obtain a variance from the Zoning Code before a permit can be issued. The Building Inspector determines if ARC or BZA approval is needed and issues all permits.

Bring your completed application(s) to Village Hall during normal business hours with the $50 permit application fee. The actual cost of the permit is based on the cost of the project and whether the application needs review by the Artchitectural Review Committee (ARC).
